			<content:encoded><![CDATA[<p><em>Beginners advice from Erik &#038; Steve (If we lost it all&#8230;here’s where we’d start)</em></p>
<p>We get asked all the time from people all over, <strong>&#8220;how can I get involved in real estate and start making money today?&#8221;</strong> Most people are simply looking for us to reveal the shiny object that gives them overnight profits. Like anything else in this world, there are no free rides (but there certainly there are short cuts).</p>
<p>There are many principles you will need to acclimate yourself to begin your new successful adventure in real estate (you can’t just take a helicopter to the top of Mt Everest-you’ll implode) but the most valuable source to getting into real estate fast is to <strong>focus on the GOLD!</strong></p>
<p>You <strong>always</strong> have to be searching for <strong>buyers, sellers and private (or hard) money lenders</strong>. These are at the top of every successful investors contacts, to do’s and &#8220;find more of&#8221; list. You can have the greatest websites, flashy business cards, the best business plan but if your not putting yourself in front of active buyers of real estate,  motivated sellers of real estate and lenders on real estate your just paying for expensive entertainment and advertising.</p>
<p>For most there seems to be an invisible barrier with all the &#8220;guru&#8217;s&#8221; and seasoned pro&#8217;s at the top pointing down and laughing (ask how we know&#8230;seriously) but I assure you there’s not. While yes there are some basic key strategies to having success in real estate, I see many people turning everywhere (looking for that magic pill) to find out “how to” flip their first house. </p>
<p>This concept is no different than anything else you may have ever flipped! You are simply brokering a product from a seller to a buyer and making a handsome fee for doing so. Here are a few key principles that have catapulted our income over the past 175+ houses we have done.</p>
<ul>
<li>• <strong>Relationships are <span style="text-decoration:underline;">everything</span></strong> &#8211; You simply don&#8217;t borrow $100,000 from a stranger, barge into a sellers house and contract it at the price you want or make one random phone call and sell the house for more than you bought it for. Think about when you buy a new car! Most people are not driven by price these days. They <strong>do business with people they know, like, trust</strong> and feel like they are apart of something. I once bought a property for $7500 and the seller told me about the other offer from a rude investor who offer $11,000 and they declined his rude offer! <strong>Become an attractive person</strong> who looks at every situation through the eyes of a &#8220;doctor&#8221;. You’re here to provide a solution. <strong>&#8220;Help enough people get what they want, and you will eventually get what you want&#8221; &#8211; Zig Ziglar</strong></li>

<li>• <strong>Develop a system for consistent, automated leads</strong> &#8211; The sooner you can set up systems that bring in <span style="text-decoration:underline; font-weight:bold;">quality</span> (the quantity model is slowly dying) leads to fill your pipeline with, the faster you will be making money in real estate. There are too many products and systems available for me to digress into which ones are best (I go over many of these free resources in our Fearless Flipping ecourse) but I have found that dealing with REAL people who are in the business of real estate every day of their life are the best resources for getting leads. Again, people do business with people they know like and trust, so if you have a sour attitude or you plan on making a practice of undercutting everyone, you need to make a LOT of money fast because you will be black booked from doing business (<----but thats not you right?) Once you convert your leads, send them through the "assembly line" and let each department do their job and get back to printing money!  <strong>&#8220;As to methods there may be a million and then some, but principles are few. <li>• <strong>F.O.C.U.S &#8211; Follow One Course Until Successful!</strong> If your anything like us, you are ready to fassssttrack your way to prosperity. Not just in <strong>real estate</strong> (because truly, this <strong>is just getting the money side of success out of the way</strong>), but health, personal improvement, positive attitude, influence, sales, relationships and everything that comes with living a <span style="text-decoration:underline;"><em>truly</em></span> better lifestyle. But <strong>you have to focus. Know your goals</strong>, what is most important and focus on working toward achieving that goal every single day of your life. Know what you can control and what you can’t. Focus on what you are able to control every single day of your life. <strong>Don’t get sidetracked with the newest way to wealth</strong>. <span style="text-decoration:underline;"><strong><em>You’re on it!</em></strong></span>  As you move ahead and make progress (money that is), instead of taking a vacation, take a business building seminar (and let your family enjoy the vacation), work on becoming the authority through marketing skills, article writing, giving local presentations, then get back to developing the system that keeps your pipeline full. As you grow, you will develop relationships that allow you to do a little less of this and a little less of that. Before long, you are ready to step outside of that automated business and grow into something larger. But until then, <strong>&#8220;The elevator to success is broken, you’ll have to use the stairs, one step at a time&#8221; Joe Girard &#8211; Guinness Book of World Records No. 1 Salesman in the World</strong> (who we were fortunate enough to interview and get a first hand lesson on the principles of his success!</li>
</ul>
<p>These are the most crucial factors that we would focus on if we had to start all over. Start by learning the basics, make a little money, invest in yourself and start unsubscribing from any email that sidetracks you from getting to your goal (except ours). <strong>When we asked Joe Girard what his secrets to success were, he responded with a laugh &#8220;there are no secrets, find your passion and get your ass to work&#8221;</strong></p>

<p>P.S. Maybe this should have came first, but the other principles are what get you results. You have to make your mind up that you are going to succeed in real estate. You are not going to quit. There will be set backs and disappointments, but you have to <strong>set your mind</strong> on prevailing. Break through the mental barriers and watch yourself grow enormously when you have that breakthrough. Your mental mindset is the GPS roadmap to success and you have to constantly remind it of your ultimate destination, if not, it gets off on whatever exit ramps and detours it wants. </p>
<p><strong>Get a Mentor</strong></p>
<p>This is the certain, absolute fastest way to get money through real estate. As Steve says, &#8220;just the opportunity a millionaire shrugs off can make you a $100,000&#8243;. Why not pay a McDonalds wage to eat off the filet mignon plate of someone who is already doing what you would like to, experienced what your going to experience and has discovered a niche you can build off of and carve your piece in the real estate arena? There are katrillion different &#8220;mentors&#8221; out there today and more growing everyday. Check the track record and current escrows or closing statements of their &#8220;business&#8221;. Make sure they are verifiably currently investing. The best teachers primarily do real estate. 			<content:encoded><![CDATA[<p>A quick post for the entrepreneur who is striving day in and day out in this NEW economy we call here at Fearless Flipping. You almost have to be boarder line crazy!! almost like you walk around with a target on your back these days. If your putting yourself out there, and asking bold questions of propositions, you quickly realize how this world operates. Some get it, some dont! Either way we persevere and keep asking questions, all while not letting the 100&#8242;s of NO&#8217;s get in our way! </p>
<p>Real Estate is a numbers game, the winner is those who ask the most questions of proposition. Not whos smarter, richer, hotter;) Its those who persist who gets the gold. </p>
<p>In my experience, it typically takes 25 appointments or offers to get one solid deal.. So with that in mind, if you want to buy a few properties a month, that means all you simply need to do is look deep into the activity you breed&#8230;. Is it rowing in the direction you desire?? Is it all numbers or emotion? Leave the emotion at the door and look deep into the numbers everyday, its there you&#8217;ll see if your dreaming or on track! </p>
<p>I encourage you to stay focused and never lose site of the NUMBERS!! they tell the story.</p>
<p>This post is dedicated to those who strive vigilantly everyday&#8230; those who accept the responsibility for their own lives, who wake up and persist despite the chaos and set backs. Those who know the sweet taste of victory and yet the sour funk of temporary failures. It is those, who my mentor would say, that live extraordinary lives of choice, lives in which we control. Were the rebels, the misfits, the odd and a bit corky entrepreneurs. But we like it here. </p>
<p>IT is to you I dedicate this post and the poem below. Let it serve you well as you endeavor into the field of the unknown, as you trample around the arena floor with lions all around!! <p><em><strong>Ground speed</strong> is the speed of an <a href="http://en.wikipedia.org/wiki/Aircraft">aircraft</a> relative to the ground. Information displayed to passengers through the entertainment system often gives the aircraft groundspeed rather than airspeed.</em></p>
<p><em><strong>Airspeed</strong> is the speed of an <a href="http://en.wikipedia.org/wiki/Aircraft">aircraft</a> relative to the air. Among the common conventions for qualifying airspeed are: indicated airspeed (&#8220;IAS&#8221;), calibrated airspeed (&#8220;CAS&#8221;), true airspeed (&#8220;TAS&#8221;), equivalent airspeed (&#8220;EAS&#8221;) and density airspeed.</em></p>
<p><em>How this relates so you can have a better understanding is this. You can very well be moving “a million miles a minute”. We all are. BUT&#8230;is your time spent creating air speed or ground speed. Let me explain the difference. Ground speed is rubber to the road. Action in furious motion. Massive progress in life. As to where air speed is still moving a million miles a minute BUT, with the resistance of air pushing against you, you are actually staying in one spot and still furiously pushing forward with all of your might. The wind is moving so fast against your effort, you seem as if you are moving, but your just releasing energy and staying in the same spot.</em></p>
<p>I first off want to point out the essentials of what makes every successful investor. Whether it is your goal to become financially free or quit your day job and become a full time investor, there are a few essentials that if removed from an equation that you will absolutely drown without. Those essentials are Product (properties), Financing (usually private) and buyers or assignee’s of real estate. Everything over and above should be put off to the side, handed off to someone else or take a back seat to these priorities.</p>
<p>We are all granted 24 hours in a day. Divide that up for 8 hours of sleep, 8 hours of work and 8 hours of play. Calculate your work and play into minutes and you are left with roughly 960 minutes to accomplish whatever is on your “to-do” list. We strongly recommend you begin creating a “not to do” list and stick to it. There is a time for you to handle the mundane, inefficient. Actually there is a place for that. Its called oDesk.</p>
<p>We have invested well over $7500 on time management tools and materials and have dissected this topic over 200 deals to debrief and see the what, hows and whys we are able to get some much accomplished with just a three person team.</p>
<p>It&#8217;s not so much what you do its what&#8217;s you don&#8217;t do. These are a few simple to implement techniques that you can put into effect that will help you buy back your time and get your ground speed running like a supercharged ZR-1 Corvette!</p>
<p><strong>Know the Components of your business.</strong> If it involves 70 offers per day, filing paperwork, updating websites, Facebook and <strong><span style="text-decoration:underline"><em>anything repetitive</em></span></strong> GET an assistant even if it&#8217;s a part time virtual assistant. Go to odesk.com and hire your first virtual assistant for as little as $2 per hour. </p>
<p><strong>Know your strengths.</strong> Don’t spend your life doing things you are not passionate about doing. If your spending 70 hours creating your website, hire a webmaster and go spend that 70 hours making money doing what you know and do best.</p>
<p><strong>Leverage your resources.</strong> Our first 54 deals were done using our buyers agents whole team. He had three assistants who handled our offers, paperwork, comps and some light tasks for us so we could go out and make sure we bought more houses and keep them in business. If you plan on doing direct mail, hire a niece or nephew to print, sign, stuff and stamp your mailers. Get on board with a title company that handles your escrow and earnest money with all of your buyers. Once a file is in escrow, make them the main contact for the buyer on any questions they might have.</p>
<p><strong>Make a checklist</strong> of everything you are doing twice and create a simple step by step outline to have a ready made, hand off system. Lose the mentality that if you don’t do it, it doesnt get done right. Our virtual assistants are 10 times more efficient and 10 times cheaper than local hired help is. Real estate is a repeated process done successfully over and over again </p>
<p><strong>Debrief periodically throughout your day.</strong> Stop and reflect on what just happened so next time you are more Efficient. This is effective ground speed in action. Taking the time to go over that last seller meeting and discover what went right and what went wrong is a golden moment revelation that will improve your next meeting. As you grow you will take note to the things you are best at and form a craft around your strengths and hand off what you are not good at or passionate about.</p>
<p><strong>Compartmentalize your life.</strong> Get a yellow pad for every important thing in your life. Yes all 87 of them. Go through and label the top of your note pads for everything you have going on. Your spouse. Your kids. Your business. Your relationships. Your diet. Your desires. Go through these </p>
<p><strong>Know when to call it a Day.</strong> You do become generally unproductive or unfocused after 90 minutes of focused intent. I recommend you stop every 90 minutes and shift your focus to something totally opposite of what you were just doing. Watch a inspirational movie clip. Listen to relaxing spa or classical music. Exercise. Call your spouse just to tell them how much you truly and absolutely love them. Go collect golf balls on the ninth hole. Take 12-20 minutes and go escape and then get right back to it. You may seem like this is working against you because you have so much going on but you are only granted so much time per day and right now, you are living in the absolute best time of your life. Go out and enjoy the journey. Success is a journey&#8230;not a destination. I promise there will always be enough “work” to fill up a day. Go enjoy the fruits of your labor.</p>

			<content:encoded><![CDATA[<p>I&#8217;m going to keep this post short&#8230; Real short. Almost as short as the days on Market for the past three wholesale deals we did this past week&#8230;.</p>
<p>All were purchased and sold in less then 24 hrs, you must move swiftly and quickly in today&#8217;s market, but it&#8217;s thriving like never before. </p>
<p>We come across many beat and battered investors in today&#8217;s economy. Dooming and glooming over the market and how it&#8217;s biting back twice as hard as before. Well, we have most certainly taken our fair share of real estate baths in this market(just ask I&#8217;ll share the horror stories!!) BUT the key ingredient is persistence. You can not let one bad apple ruin your mindset towards this market. It is still the absolute greatest time in history to buy real estate, do I really need to explain why?? Cuz I&#8217;m not, just trust your boys! (oh and buy silver, keep some extra cash on hand but always buy silver in these times, it will reach $100 here shortly..we were buying at $16 over yr ago now Its over $40.. No signs of slowing,  More on that later) </p>
<p>Anyhow.. Back to real estate. Just this past week alone, Erik and I wholesaled three properties, one for a quick profit of 12k, 4k and another for 20k&#8230; Don&#8217;t get me wrong, we hustle our butts off to make these deals happen as we have always done, deals are like birds, they don&#8217;t just jump out and say shoot me!! Im over here!!! You gotta strategize, hunt, and persevere to make these deals happen. </p>
<p>These three deals were a mixture of niches..</p>
<p>One REO <br />
One shortsale <br />
One private seller</p>
<p>But again, we are always persisting and making sure we are staying with it, always in the arena, always knocking on the door of opportunity. Marketing is everything, times like now prove who&#8217;s with it and not with it.</p>
<p>So the moral of this post is simply this&#8230;</p>
<p>As with anything worth while in life, persist&#8230; </p>
<p>Never give up, your positive attitude is everything and without it you will self sabotage your success in this business and life in general. </p>
<p>Slow down.. Focus&#8230; Plan properly and execute quickly. </p>
<p>As my teacher would say.. Slow is smooth, smooth is fast. </p>
<p>Money loves speed, and this market is making this apparent daily. </p>
<p>Oh and watch out for our post of the &#8220;Perfect&#8221; letter to private sellers.. Question?: would u pay $50k for a one page letter that would make your local competition irrelevant?!?! Think hard, this is real estate not widgets;)</p>
